Kokapet has created a new buzz in Hyderabad’s real estate market by recording a massive price of 137 crore rupees for one acre of land in the latest government auction. The response was much stronger than expected and shocked many officials.
Kokapet was once considered an outer area, but recent development plans and upcoming commercial projects have pushed it into the spotlight. The government had fixed the base price at 99 crore rupees per acre, but intense competition among bidders pushed the final price much higher.
Earlier, Rayadurg held the top position with land rates touching around Rs 177 Cr per acre because of its closeness to Hitec City. Kokapet’s new record shows that the demand is now spreading beyond the main IT hub.
Real estate experts say investors are eyeing Kokapet due to future infrastructure, planned tech zones, and the proposed Future City project. As Hyderabad continues to expand, surrounding regions like Kokapet are quickly turning into premium investment hotspots.
