The real estate market is slowing down in several major Indian cities, but Hyderabad continues to move in the opposite direction. While home sales across the top eight cities dropped by 6 percent between April and June, Hyderabad recorded an impressive 15 percent growth.
According to PropTiger’s latest Real Insight report, Hyderabad sold 13,196 homes during the April to June quarter. The number was 11,513 during the same period last year, showing that demand for homes in the city remains strong.
Among the major cities, Mumbai, Bengaluru and Delhi NCR recorded a decline in housing sales. Hyderabad and Chennai were the cities that managed to register growth during the quarter, standing out when the overall market remained under pressure.
Across the top eight cities, home sales fell from 97,674 units to 91,729 units. Concerns over the West Asia crisis and the possible impact of artificial intelligence on jobs have reportedly made buyers more cautious about making big property investments.
However, PropTiger CEO Prakash Tejwani said the real estate market is not weakening but is instead becoming more mature. Buyers are becoming more selective and are showing greater interest in quality homes, while average prices have remained above Rs 10,000 per square foot for two consecutive quarters.
Hyderabad’s strong performance is another sign of the city’s growing appeal as a major employment and business hub. With the festive season approaching, developers are expected to get another opportunity to attract buyers, while Hyderabad could continue to remain one of the strongest housing markets in the country.
