Hyderabad Real Estate Falling? Here’s The Truth!

One of the main political narratives that was created after Revanth Reddy took charge as the chief minister of Telangana is that the real estate market in Hyderabad has slowed down substantially. 

But that is not even remotely the case, if we look at the latest real estate operations involving the Telangana Housing Board in the KPHB area of Hyderabad city premises.

At a record-breaking ₹2.98 lakh per square yard, the Telangana Housing Board earned ₹142.78 crore from the sale of 18 open plots in Kukatpally Housing Board (KPHB) Colony Phase 7. 

The plots were auctioned on Wednesday at the local community hall, attracting 84 bidders and marking one of the highest per square yard rates in recent times for the city.

Plot number 22 drew the highest bid at ₹2.98 lakh per square yard, while the average price across all 6,232 square yards auctioned stood at ₹2.38 lakh. The plot sizes ranged from 198 to 987 square yards in general length. 

These are pretty significant pricing models and are serving as a strong anchor point to suggest that the real estate market is still substantially strong in Hyderabad and the political narrative is just a cooked up story.

Apart from this locality, it must be noted that other areas, including Kokapet, Shankarpalli, Tellapur and other areas have been witnessing significant transactions and acquisitions.
