Trump’s Move May Give New Hope to Homebuyers

US President Donald Trump said he has plans to ban large institutional investors from buying single-family homes, as such ownership was pushing housing out of reach for ordinary Americans.

In a post on Truth Social, Trump said that for a very long time, buying and owning a home was considered the pinnacle of the American Dream. He blamed the previous government for the high inflation that was preventing younger Americans from making their dream come true. People consider it as the reward for working hard and doing right thing but because of the Record High Inflation caused by Joe Biden and the Democrats in Congress, he posted.

“It is for that reason, and much more, that I am immediately taking steps to ban large institutional investors from buying more single-family homes, and I will be calling on Congress to codify it. People live in homes, not corporations,” he added.

In the last one decade, private equity giants, real estate investment trusts and large institutional investors have bought substantial number of single-family rental homes, leading to its short supply to the everyday Americans, which eventually led to soaring up of the prices.

Invitation Homes, Blackstone, and private equity firm Apollo Global Management are the major renters of single-family homes in the country. Blackstone was the largest private equity owner of apartments in the US with more than 2,30,000 units, according to data from the Private Equity Stakeholder Project.

According to the National Association of Realtors, the national median existing single-family home price was $4,26,800 in the third quarter of 2025 after hitting a record high of $4,35,000 in the summer.

The President did not reveal the measures he would launch to implement the ban. Trump said he would ask Congress to “codify” the plan and discuss plans of additional housing and affordability proposals at the World Economic Forum in Davos, scheduled later this month.

Trump’s statement on plans to make housing more affordable comes as his administration faces increasing public pessimism for handling the economy ineptly. Trump is planning to allay voter anxiety about the cost of living in the US by placing affordable housing high on the list of concerns needing immediate attention.
